Completion of vocational training leading to a journeyman level certificate in one of the major building trades is required. à Minimum of four years working as a journeyman mechanic is required; one of the four years must be in Facility Management and at least one year of supervisory experience. à Level IV (fluent) English and Level III Kiswahili ability is required. Other Criteria à Must have excellent working knowledge of all tools, electrical, mechanical, carpentry associated with all building trades within the maintenance field. à Must possess a thorough knowledge of building construction techniques and materials, plumbing and electrical systems and low pressure heating systems installation. à Must be able to manage a crew of 15 skilled multi-trades maintenance workers effectively and run a large Operations & Maintenance program effectively. à Must have a valid Kenyan driver’s license. Job Specification
BASIC FUNCTION OF POSITION
The incumbent works as a Residential Maintenance Supervisor for Residential Facilities Management. Responsible for Scheduled and Unscheduled Maintenance and Repairs to up to 120 residential housing units, also responsible for the preventative maintenance program for all equipment installed in the residences including but not limited to: Generators, Distillers, RO units, and household appliances totaling over $35,000 per unit totaling up to $420K. Reports to the Facilities Supervisor. Directly supervises and writes performance appraisals to a team of 15 skilled and semi skilled tradesmen.
MAJOR DUTIES AND RESPONSIBILITIES 100% OF TIME
Responsible for developing schedules, maintaining and preventive maintenance for roughly 120 residential properties. Approves work orders, sets priorities, assigns daily work schedules to members of his team, monitors time expended on ALL assignments . Responsible for completion of all assigned Work Orders in a timely manner. Plans and coordinates up to 50 change of occupancy make readies per year in the assigned residences. Develops and administers a preventative maintenance program for generators and household appliances. Performs Annual Inspection Surveys (AIS) on all GO residential properties. Assists in the Preparation of AIS reports. Inspects proposed new leases prior to acceptance by GSO Housing Office. Must be able to prepare a written report on deficiencies requiring landlord action. Works closely with the Residential Maintenance Coordinator and GSO-Housing Coordinator during the make ready season. Provides instructions to new tenants on location of electrical panels, emergency water shut off valves, and operations of appliances. Produces legible reports such as work plans, schedule and scope of works for projects. Ensures controls are in place to maintain employee tool level and guard against theft. Is responsible for safety in the workplace. Ensure those under him comply with post’s mandated safety rules and policies. May perform any other duties as assigned.
